Equity Release Mortgages have changed a lot over the last 10 years. We initially shied away from them due to their murky past. We were not happy to get involved in an industry that took advantage of peoples situations and the vulnerable.
More recently however they have become regulated by the FCA and offer the customer a lot more protection assuming you use a regulated Broker and Lender.
Modern Equity Release Mortgages
The market for these Mortgages has changed massively and so have the products available. For example, some providers now allow you to make payments to the Mortgage – this can prevent the balance going up as quickly or even at all, some even allow you to make over payments meaning the balance can actually reduce and is in some ways similar to a conventional repayment Mortgage.
Many lenders also offer a “no negative equity guarantee” – this means exactly what it says, the Mortgage outstanding will never be more than the equity in the property.
Some lenders also offer the facility to ring fence a percentage of the equity so you can guarantee an inheritance to your family should you wish.
