Can You Get a Mortgage with Bad Credit in the UK?

If you have been turned down by your bank for mortgage, it is natural to feel as though your dream of home ownership is out of reach. However, being declined by a high street bank does not mean it is the end of the road. Finding the right bad credit mortgage lenders UK wide is often the difference between a “no” and getting the keys to your new home.

“Bad credit” is a broad term that covers a wide spectrum of financial history, from missed mobile phone payments to CCJs, IVAs, or bankruptcy. The key to success lies in understanding that while high street banks rely on rigid credit scoring, specialist and smaller lenders focus on the “why” behind your credit history. At Mortgage Success, we provide whole-of-market access to over 80 lenders, including specialist providers who understand that life is rarely straightforward.

High Street Banks v Specialist Bad Credit Mortgage Lenders

High street banks operate on automated scoring systems. These rigid algorithms filter out everyone below the score they require. Even minor credit glitches can trigger an automatic decline regardless of your current income and deposit. This process often lacks the nuance required to understand individual financial journeys.

Specialist lenders, however, offer a more bespoke approach. They employ manual underwriters who look at your overall affordability, your current financial conduct, and the story behind your past issues.

I often describe this as how my grandparents got their mortgage, they met up with the bank manager and talked through their situation and that was used to decide whether they would get the mortgage or not – it is not too dissimilar with some of the smaller lenders – although we do the talking on your behalf.

What Credit Issues Do Adverse Mortgage Lenders Accept?

Specialist lenders are often more pragmatic about past financial challenges. Here is how they typically view common credit issues:

  • Late and Missed Payments: Many lenders are lenient regarding occasional arrears on telecoms or credit cards, especially if the issues occurred over 12 months ago.
  • Defaults and CCJs: The impact of a County Court Judgment or Default depends on whether it is satisfied or unsatisfied, the age of the record, and the total value.
  • IVAs and Debt Relief Orders: While active arrangements present challenges, many lenders will consider applicants once an IVA has been completed or discharged for a specific period.
  • Bankruptcy: Being a discharged bankrupt does not permanently disqualify you. Many specialist lenders have products for those who have been discharged for 12 months to three years.
  • Previous Repossessions: Some niche providers are willing to look at historical property debt, provided the circumstances were exceptional and you have since stabilised your finances.

Lending Criteria & Key Requirements for Adverse Credit Mortgages

Securing a mortgage with adverse credit requires preparation. Lenders will focus on specific criteria to mitigate their risk:

  • Deposit Size (LTV): Expect higher deposit requirements. A 15% deposit can overcome a lot, but if you have less than that it is still worth a conversation. Details really do matter and there are times we can get away with 5%.
  • Interest Rates: Rates are typically risk-adjusted. It is helpful to view this as a temporary stepping stone; our goal is often to help you secure a property now and remortgage to high street rates once your credit profile has sufficiently repaired. That being said there are times we get people with bad credit on the high street, but failing that rates tend to start from around 0.5% above the high street.
  • Affordability: You must demonstrate sustainable income. Whether you are employed or self-employed, clear evidence of earnings via payslips or SA302s is critical. This is the same as high street lenders.
  • Bank Statement Health: Underwriters will look through your last 3-6 months of transactions. It is vital to avoid unarranged overdrafts or new payday loan applications during this time. Also try to avoid building up debt, and whilst nobody minds the odd flutter, lots of gambling transactions (more so volume rather than amounts) should be avoided where possible.

How to Prepare Your Application Before Approaching Lenders

  1. Check Your File: Use a platform like CheckMyFile to review your reports from Equifax, Experian, and TransUnion simultaneously.
  2. Clean Up Your Profile: Ensure you are on the electoral roll and remove any inaccurate data or outdated financial links to ex-partners. We can help talk you through this if you wish.
  3. Mind Your Applications: Avoid “rate shopping.” Multiple applications leading to “hard” credit searches can further damage your credit score. Instead, use a broker who can perform a soft search to assess your eligibility.
